Section 8 Frequently Asked Questions
Can I rent a unit that is has more bedrooms then what is on my voucher?
Possibly, if the rent amount falls within the allowable range depending on your income. Your utility allowance would be calculated based on the number of bedrooms on your voucher.
How is the number of bedrooms of my voucher determined?
The number of bedrooms issued on your voucher is dependent on your household composition.
How long do I have to find a rental unit?
Vouchers are valid for 60 days from the date of issue and have an expiration date printed on them.
Where can I use my voucher?
A voucher can be used for any rental unit (not already receiving government subsidies such as public housing). You will receive a list of landlords currently in the program or who have expressed interest in entering into the program that you may contact. Otherwise, any private landlord can enter into the program as long as their property meets the program standards.
I have received notification that I am ineligible for the program and/or have been removed from the waiting list, can I appeal this decision?
Yes, you must submit a written request for an in-person hearing for appeal within 10 days of the date of the letter or notification of your ineligibility and/or removal from the program.
Is there a background check in order to enter the program?
Yes, your voucher will be issued contingent on the completion of a background check. The Housing Authority may do investigations in order to verify the income claimed is accurate in addition to criminal and credit checks. The Housing Authority has policies in place regarding issues that may be found during these checks and you may be deemed ineligible due to criminal or credit history. Private landlords also may conduct their own background checks if they require them for potential tenants.
What do I need to bring with me for my eligibility interview?
You must provide 6 months of rent receipts, 6 months of utilities bills, and current proof of income and eligible medical expenses for all members of your household. You will receive a folder that contains information about the program for both yourself and potential landlords.
How will I know when my application has come to the top of the waiting list?
You will receive a letter with a date and time for an appointment to come into the housing authority for an eligibility interview. It is important that you keep us updated with any changes to your mailing address so that you receive this letter. Any applicants that fail to respond or show up for their interview are removed from the waiting list.
How long will it take for my application to come to the top of the waiting list?
There is no way to predict a timetable due to many variables such as the frequency of available vouchers and the eligibility and response of any applicants that may be ahead of you on the list.
What do I need to bring with me whenever I submit my application?
Your completed application and all forms, original birth certificates, social security cards, and photo ID’s for all household members.
