Can I perform a background check on a Section 8 program applicant?
Yes, the Housing Authority performs a variety of background checks on an applicant’s income, criminal, and credit histories. You should screen any applicant in the Section 8 program in the same manner that you would any other applicant and you should not alter or lower your standard for approval for any applicant.
My current tenant notified me that they have been approved for a voucher, what should I do?
A voucher can be used at a property that a tenant is currently renting. The property is subject to the same process for approval that will be described below. If approved, you will have to sign a new lease agreement with the tenant to have the start date match with the contract with the Housing Authority that will be added as an addendum to your lease agreement.
What benefit does the Section 8 program provide to landlords?
Section 8 is beneficial to landlords because it provides a guaranteed government funded payment every month. It also helps make your property available to more potential tenants who otherwise would not be able to afford to rent your unit.
How does the Section 8 program work?
The Housing Authority pays a portion up to the entire amount of rent for eligible low income households in the program. The amount of rent paid by the Housing Authority is dependent on several factors including household income, family composition, utilities included in rent, and payment standard. The landlord receives a monthly check from the Housing Authority for the amount of subsidized rent.
